Coaching
Personalised one-to-one tuition to enable you to use the tools provided to you so you are able to enter into the world of property negotiation with confidence. I’ll talk you through every step and ensure you’re confident in overcoming the most frequent objections, which could save you thousands on your purchase. Negotiating on a property is not something you do every day, but it is critical that you get the right deal for you, as you could own this property for 30 years, or it could be a stepping stone in order to move onto a larger property in years to come.
My role is to use all my experience and create a personalised strategy and coach you in how to execute it perfectly, during the negotiations I will be on hand to talk you through your next move, or what to say when.
This service costs £250.
Reports
Your personalised report will contain everything you need to know about your potential purchase, from price history in the road and surrounding areas to difference between historic asking prices compared to the eventual sold prices. Your report will also include neighbourhood information such as ownership status, employment, schools and crime statistics.
Where appropriate, we will also include relevant investment information to assist you whether you are starting your property portfolio or expanding your current one. We will include potential rental yield to ensure a healthy return on your investment.
This report is all about you, the buyer, and putting you comfortably in the driving seat. We want to provide you with a negotiation strategy to ensure you can confidently secure your property safe in the knowledge that you haven’t paid more that you should.
This service costs £75.
Negotiation
My passion is property and I love negotiating, so my clients pay as little as possible for the properties they wish to purchase. If you would prefer someone else to take on the task of negotiating, we can offer this too. After providing you with the report above, we will discuss how you would like to proceed and take on the negotiating on your behalf.
Across most of Europe and America the buyer has a buying agent working for them, for some reason in the UK buying agents are not as common, personally I feel they are essential to look out for the best interest of you the buyer. I wish to change this with my negotiation service, where I will do the negotiation for you with your authority and help progress the sale through to exchange.
Full negotiation service is charged at 20% of the amount I negotiate off the asking price on your behalf. This will be invoiced on exchange of your purchase, then payable on completion.
About Us
My name is Adam Hinchliffe MNAEA and I have formed KATO Property Ltd to help you, the buyer, successfully and confidently negotiate on your property purchase. After 12 years of being an estate agent, and working for the seller, I am aware there is very little help and guidance for buyers in the current market. My role is to use all my experience and research techniques to ensure you are not overpaying for your dream home or investment purchase.
Having carried out thousands of negotiations with buyers and sellers during my career, I feel it is only fair that the buyer is armed with the same knowledge as the seller, in order to create a level playing field. I appreciate that not everyone is comfortable with taking on the sometimes-daunting task of property negotiations. My goal is to save buyers as much money as possible by either negotiating on their behalf, or by providing them with thorough, personalised reports and negotiation strategies, which can be used as fantastic tools to purchase your property.
Buying a property can seem very daunting, whether you’re a first-time buyer or haven’t moved home for a long time. On average the British public move home every 7-10 years, during that time the property market can move very quickly, so it is essential that you are clued up before offering. Even if you want a second professional opinion about a property, rather than relying on what you are being told by the estate agent who is marketing the property who, you must remember is working for and being paid for by the seller, which means he is looking after their best interests not yours.
Naturally many sellers ask too much for their property and hope someone will fall in love with their home and subsequently pay whatever the asking price is, its my job to make sure you secure the property, but don’t pay an over inflated price.
